There is nothing as yet Downtown, although the City is hoping to make the Warehouse District an arts and entertainment district. This is many years away, however, and I doubt if there will be much affordable live/work space.
Some artists have found good space in the Jersey City Heights. A realtor named Lavra Skolar agreed to watch out for spaces appropriate to artists. Her number is 201-420-7400.
