WHAT AREAS ARE GOVERNED BY THE CITY'S ZONING ORDINANCE?
Jersey City's Zoning Ordinance (Chapter 345) establishes a pattern for the use of land and buildings in the City of Jersey City. The Ordinance is based on the Master Plan for the City, as amended, and enacted in order to promote and protect the public health, safety, morals, comfort, and general welfare of our citizens.

The Ordinance intends to regulate the use of land within zoning districts, secure safety from fire, panic and other dangers; provide adequate light and air; promote orderly development; avoid undue concentration of population; prevent the overcrowding of land or buildings by regulating the intensity of use and location of buildings; establish standards of development; limit congestion in the street; prohibit incompatible uses; regulate the alteration of existing buildings; protect against hazards; conserve the taxable value of land; preserve open space and natural features; permit the development of land in accordance with any adopted Planned Unit Development Ordinance; and encourage the inclusion of aesthetics, amenities of living, and a balance of public services.

WHAT ARE THE FUNCTIONS THE ZONING OFFICE?
Under the leadership of Anthony Lambiase, the Zoning Office investigates complaints for concerned citizens, block associations, municipal agencies, and State officials. The Division enforces all resolutions of the Zoning Board of Adjustment and the Planning Board, while also regulating the Historic Districts in Jersey City.

WHAT KINDS OF COMPLAINTS DOES ZONING HANDLE?
Zoning investigates, but is not limited to addressing, the following concerns: illegal conversions, illegal uses, usage of vacant land that tends to have a negative impact on the immediate community, encroachment on City land, and parking concerns.

The Mayor's Action Bureau refers cases to Zoning. One issue commonly addressed via Constituent Services is the issuance of licenses for parking lots, auto sale lots, repair shops, and taverns.
